Established monthly units rented 4.6 to 7.2 months in the year to September 2026. Winter fills first and books 6 to 12 months ahead. May to July is the second window. August through November is mostly empty.
January to April only. Typical in year one.
Winter plus a 6 to 8 week early summer stay.
Winter, early summer, and one fall or holiday stay.
Eight units rented monthly in both years. Four of them added about three months year over year as repeat guests returned.
Belleair Beach's 90 day minimum means this unit rents in blocks of three months or more, at most two a year, so it can't take the 6 to 8 week stay behind the Base case above. Using Mid 2BR condo rates, it projects about $25,000 in a base year.

We searched Airbnb for every listing in the three beach areas open for a 30-night stay, and kept the ones that require 28+ nights: the monthly-only units Sunny Orange competes with. Few are still open for February.
A one-day snapshot of open Airbnb listings, not a count of all mid-term supply. The pattern matches what Sunny Orange sees in its own bookings: winter tenants commit 6 to 12 months ahead.
